How to Maintain Your Roof

New grey tiled roof replacement ely

Roof maintenance starts with noticing change, not climbing onto a roof. A slipped tile, overflowing gutter or new ceiling stain is easier to assess when you can explain when it appeared and what the weather was doing. Across Littleport, Ely and the open Fens, wind-driven rain can expose a weakness at a junction without the whole covering being worn out. These checks help you recognise when professional attention is worthwhile while keeping you safely on the ground. They are not instructions for DIY work at height, and they do not establish whether a particular roof needs replacement. DJW offers free inspections and no-obligation quotes, with repair before replacement where possible.

Start with a safe view from the ground

Look at the roof from somewhere you can stand safely, such as the pavement, driveway or garden. Binoculars or a camera zoom can make visible details easier to compare without moving onto a ladder. Check the overall line, the covering and the junctions with walls and chimneys. A photograph from the same position can provide a useful record later. Do not lean out of windows, walk on fragile outbuildings or enter an unsafe loft to improve the view. Some important defects will not be visible from below; that is a reason for a professional inspection, not for taking additional risks.

Check again after strong winds or heavy rain

A routine view is useful after weather that may have disturbed the covering. Look for newly exposed gaps, displaced tiles, changes to the ridge and loose materials on the ground. Inside, note whether a stain develops during rain or appears later. Water may travel before reaching a ceiling, so the indoor mark does not locate the external defect precisely. If materials could fall, keep people clear and call for advice rather than attempting to collect or secure them. DJW provides 24/7 emergency call-outs, but safe weather and access determine what repair can be carried out.

Watch how gutters and outlets handle water

During rain, observe drainage from a safe position. Overflowing gutters, leaking joints and water running down a wall can indicate a blockage, damage or unsuitable flow. A flat-roof outlet may be obscured by leaves or debris, while a valley can collect material where slopes meet. Do not assume every damp patch comes from the central roof covering. Tell the inspector what you have seen and when it happens. Gutter or outlet problems should be considered alongside the roof’s water route, and any clearing or work at height should be arranged safely rather than attempted from an improvised ladder.

Notice tile, slate, ridge and verge changes

Look for coverings that appear out of line, visibly cracked or missing. Slates can slip when fixings deteriorate even if the stone looks intact. Mortar at ridges and verges may crack or fall away, but a ground-level view cannot establish the condition of the bedding underneath. A local defect does not automatically mean the entire roof is worn out. Equally, repeated failures should not be dismissed because each one seems small. A professional assessment considers adjacent coverings, supporting battens and underlay where appropriate, helping distinguish a focused repair from a more extensive renewal.

Pay attention to leadwork and masonry junctions

Chimney bases, dormers and roof-to-wall connections depend on careful flashings and soakers. From the ground, visible lifting, displacement or a split deserves attention, particularly where damp appears nearby inside. Normal colour change on lead does not by itself prove failure, so avoid diagnosing corrosion from appearance alone. The important questions are how the lead is supported, fixed and allowed to move, and whether it directs water away from the junction. Proper repair may require removing old lead and examining the detail rather than applying sealant to the visible edge. An experienced leadworker can explain the condition found.

Monitor flat-roof condition without walking on it

Flat roofs need suitable falls, clear drainage and sound details at edges and upstands. If visible safely, note persistent pooling, lifted edge details or changes around rooflights and pipes. Do not walk on a membrane to investigate: the covering or deck may be fragile, and the surface can be slippery. A roof that retains water may have a drainage or design problem as well as a covering fault. EPDM replacement should therefore consider preparation and junctions, not just the rubber material. Tell the inspector about recurring leaks or drainage changes so those can be assessed together.

Separate condensation concerns from leak diagnosis

Damp in a roof space is not always rainwater penetration. Condensation, ventilation and insulation arrangements can affect moisture, so record when symptoms occur rather than assuming a cause. If the loft can be viewed safely from a proper boarded area, note damp marks without touching wiring or disturbing materials. Do not enter if access, flooring or structural condition is uncertain. A breathable membrane does not make ventilation irrelevant. Roof construction needs considering as a whole, and changes to insulation or ventilation should be assessed appropriately rather than blocking openings or adding products without understanding the existing arrangement.

Keep a record and request proportionate advice

A short record of photographs, weather conditions and indoor symptoms helps make an enquiry specific. Include the postcode, the area of the roof affected and whether the problem is urgent. Ask what has failed, why the recommended repair is suitable and which parts of the roof will remain untouched. For a quote, clarify the covering and junction details rather than comparing price alone.
