Flat roofs on Ely homes

Ely has grown a great deal, and many homes on its post-war and newer estates have been extended. Kitchen and family-room extensions, garage conversions, porches and loft dormers often have flat roofs, and many of those roofs are now reaching the age where the original covering is tired.

Because these roofs sit low and are often overlooked from upstairs windows, problems such as ponding water, cracked felt or lifted edges are easy to spot once you know what to look for, and worth dealing with before water reaches the room below.

EPDM rubber or torch-on felt?

EPDM is a synthetic rubber membrane, usually laid in one piece on domestic roofs, so there are few joints for water to find. It stays flexible through hot and cold weather and gives a clean, seamless look that suits modern extensions.

Torch-on felt is built up in layers heat-bonded to the deck, often finished with a mineral cap sheet. It remains a good choice for some roofs, particularly where there is a lot of detailing. We will explain which suits your roof. Our EPDM flat roofing page has more detail.

Drainage, falls and outlets

Most flat-roof failures start with water that cannot get away. A roof needs a gentle fall towards a gutter or outlet; where the fall is poor, puddles sit for days and slowly work into joints and edges.

When we replace a flat roof we check and correct the falls, fit outlets and gutters that can cope with heavy rain, and finish the edges with trims that throw water clear of the walls. On the open Fens, secure edges also stop the wind getting underneath.

Where flat roofs meet the house

An extension roof almost always meets a house wall, and that junction is where many leaks begin. We form a proper upstand and finish it with a flashing chased into the brickwork, so water cannot run behind the covering.

Dormers have their own junctions with the main roof, cheeks and tops. Leadwork is in our name, so these details are done properly. For porches and garages, see our porch and garage roofs page.

Signs your flat roof needs attention

Look for blisters, cracks or splits, puddles that linger after rain, lifted edges, moss in low spots and stains on the ceiling below. A soft feel underfoot usually means the deck has been wet for some time.

Small faults can sometimes be repaired. If the covering is failing widely or the deck is damaged, we strip it back, replace rotten boards and fit a new roof. We will show you photos and explain both options.

How a flat roof replacement works

We start with a free inspection, photograph what we find and give you a clear quote. On the day, we strip the old covering and check the deck, replacing any boards that are soft or rotten. We correct the falls where needed so water runs to the outlet, then lay the EPDM or felt system and finish the edges, upstands, outlets and flashings.

Most domestic flat roofs are completed with minimal disruption, and we keep the room below protected while the work is under way. When we finish, we clear the site, talk you through the work and leave you with a roof that is fully insured and guaranteed. If your extension also needs gutter or fascia work, we can look at that at the same visit, so the whole roofline is sound.

Your questions, answered

Flat roofing in Ely
FAQs.

Do you fit flat roofs in Ely?

Yes. We fit EPDM rubber and torch-on felt flat roofs on extensions, garages, porches and dormers across Ely, Littleport and the surrounding villages.

How do I know if my extension roof needs replacing?

Look for cracks, blisters, lingering puddles, lifted edges or ceiling stains. A soft deck usually means replacement is needed.

Is EPDM suitable for a dormer?

Yes. EPDM works well on dormer tops, and we finish the cheeks and junctions with the main roof properly.

Why does my flat roof leak where it meets the wall?

Often the upstand or flashing has failed. We form a proper upstand and chase a flashing into the brickwork so water cannot get behind.

Can I spread the cost?

Klarna available. Choose how to pay with Klarna; see our finance page for details.
