EPDM rubber or felt?
EPDM is a synthetic rubber membrane laid in a single sheet across most domestic flat roofs, so there are few or no joints for water to find. It stays flexible in cold weather, copes well with sunlight and gives a clean, seamless finish.
Torch-on felt is built up in layers that are heat-bonded to the deck, often with a mineral cap sheet on top. It is a proven option and can suit roofs with a lot of detailing or where it matches existing work. We will explain which system suits your roof and why. Our EPDM flat roofing page has more detail.
Extensions, garages, porches and dormers
Most flat roofs we work on are on single-storey extensions, garages, porches, bay roofs and dormers. Each has its own details: an extension usually meets the house wall, a garage may have long exposed edges, a porch is small but highly visible, and a dormer has cheeks and junctions with the main roof.
Where a flat roof meets a wall, we finish the junction with a proper upstand and flashing so water cannot run behind it. For smaller roofs, our porch and garage roofs page explains the options.
Edges, trims and outlets: getting the water off
A flat roof is never completely flat. It needs a fall so water runs towards a gutter or outlet rather than sitting in puddles. Standing water is one of the main reasons flat roofs fail early, so we check the falls and correct them where needed.
We fit edge trims that hold the membrane securely and throw water clear of the walls, and outlets and gutters sized to cope with heavy rain. In an exposed spot near the Wash, secure edges matter: wind getting under a loose edge is a common cause of damage.
Signs your flat roof needs replacing
Look for blisters, cracks or splits in the covering, ponding water that stays for days after rain, edges that have lifted, moss or debris collecting in low spots, and damp patches or stains on the ceiling below.
A soft or spongy feel underfoot usually means the deck beneath has been wet for some time. Small faults can sometimes be repaired, but where the covering is failing widely or the deck is damaged, a new roof is the better long-term answer.
What's included in a new flat roof
We strip the old covering, check the deck and replace any boards that are rotten or soft, and prepare a clean, sound surface. We correct falls where needed, then fit the EPDM or felt system with edge trims, upstands, flashings and outlets.
When the work is finished, we clear the site and talk you through what has been done.
Flat roofs on older King's Lynn homes
Not every flat roof is on a modern extension. Many older terraces and town houses in King's Lynn have small flat roofs on rear additions, bay windows or between roof slopes, sometimes hidden behind parapets. These roofs are often hard to see from the ground, so problems can go unnoticed until a stain appears inside.
On these roofs the details matter even more: where the flat roof meets parapet walls, chimneys or the main roof slope, upstands and flashings have to be formed carefully so water cannot get behind them. Leadwork is in our name, and we combine flat roofing with properly dressed lead where the building needs it. If your home is in a conservation area, we will talk through any material considerations before work starts.

Flat roofing in King's Lynn
FAQs.
Do you fit flat roofs in King's Lynn?
Yes. We fit EPDM rubber and torch-on felt flat roofs on extensions, garages, porches and dormers across King's Lynn and West Norfolk.
Is EPDM better than felt?
Both are proven. EPDM is a seamless single sheet that stays flexible, while felt is built up in layers. We will recommend the right system for your roof.
Why does water sit on my flat roof?
Usually because the falls are poor or the outlet is blocked or undersized. We check and correct falls when fitting a new roof.
Can you repair my flat roof instead of replacing it?
Sometimes. Small, isolated faults can be repaired. If the covering is failing widely or the deck is wet, replacement is the better option.
Are your flat roofs guaranteed?
Yes. All of our work is fully insured and guaranteed, and inspections and quotes are free.
